Scheduled maintenance that catches faults before they become outages

Most electrical failures are preventable with scheduled inspection. Maintenance contracts cover periodic panel inspection, thermal imaging, testing, and generator/solar system checks on a fixed schedule, with a documented report after every visit.

What's covered

Maintenance on a fixed schedule

Panel and circuit inspection

Scheduled visual and thermal inspection of distribution boards and switchgear, checking for loose connections, thermal hotspots, and signs of wear before they become failures.

Thermal imaging surveys

Thermal imaging catches developing faults (loose connections, overloaded circuits, failing components) that a visual inspection alone misses, since these show up as heat before they show up as visible damage.

Generator and solar/inverter checks

Scheduled testing and servicing so you find out a backup system is faulty during a service visit, not in the middle of an outage. Covers load testing, battery health, and automatic transfer switch function.

Testing and compliance documentation

Earth loop impedance, insulation resistance, and protective device testing, with a written report after every visit - the same documentation trail covered on our certifications and compliance page.

Scope of work

  • Scheduled panel and circuit inspection
  • Thermal imaging surveys
  • Generator and solar/inverter system checks
  • Testing and compliance documentation
  • Priority response for contract holders

How this work comes together

  1. Scheduled inspection

Panel and circuit inspection carried out on a fixed schedule agreed with the client.

  2. Thermal imaging & testing

Thermal imaging and relevant testing performed to catch developing faults early.

  3. System checks

Generator and solar/inverter systems checked where covered by the contract.

  4. Documented report

A written report after every visit, so findings are tracked over time.

Kell AssetCare Programme

Engineering the reliability of what already works.

Electrical infrastructure is an asset with a condition, a history, and a lifecycle. Every scheduled visit produces a documented finding, every finding is classified by risk, and your property builds a record of its own electrical history.

01

Assess

Establish current condition and identify immediate risks.

02

Document

Build the property's electrical asset register.

03

Maintain

Scheduled preventive inspection and maintenance.

04

Monitor & correct

Findings classified by risk; defects corrected on a planned basis.

05

Review

Reported after every visit; consolidated annually.

A property re-enters the cycle at Document after any material change: renovation, new equipment, or change of ownership.

Four tiers

The higher the tier, the more it becomes engineering, not just inspection

Quarterly

Essential

Ideal for: Studio to 3-bed residential, small commercial spaces

Core preventive checklist

Monthly / Quarterly

Professional

Ideal for: 4–5 bed homes, luxury duplexes, small offices

Adds solar/inverter checks, full reporting, and a named engineer

Monthly or more

Advanced

Ideal for: Estates, hotels, schools, hospitals, mid–large commercial

Adds thermography, power factor, and risk-classified reporting

Bi-weekly / custom

Enterprise

Ideal for: Manufacturing, industrial plants, mission-critical sites

Adds predictive monitoring, root-cause analysis, and a dedicated team

Specialist HV activity is subject to appropriate competency, authorisation, and isolation procedures in line with applicable Nigerian requirements.

Asset register & reporting

Every visit ends in a written finding, not a verbal assurance

Your electrical equipment is logged in a property-specific asset register (location, rating, installation date, condition, criticality, and maintenance history), so no visit starts from scratch.

Condition rating

  • AGood
  • BServiceable
  • CRequires attention
  • DPoor
  • ECritical

Risk classification

Critical
Immediate attention required
High
Corrective action within a defined period
Medium
Included in the next planned maintenance cycle
Low
Monitored during routine inspections

After every visit

  • Date, site, and attending engineer
  • Work performed & equipment inspected
  • Measurements & findings
  • Condition rating & risk classification
  • Photos where appropriate
  • Corrective action taken & parts used
  • Outstanding work & priority level
  • Next scheduled maintenance date

Annual asset health review

  • Overall electrical condition summary
  • Major & recurring defects identified
  • High-risk assets flagged
  • Maintenance completed vs. outstanding
  • Asset replacement priorities
  • Energy & reliability observations
  • Recommended capital expenditure
  • Next-year maintenance strategy
Emergency response add-on

Cover when the unexpected happens

Add to any maintenance plan, or take on its own. Emergency work runs from fault report and remote triage through safe isolation, repair, and a follow-up report, with root-cause review for repeated failures.

Essential Response

Pay per use. Tight budgets, low-risk properties

Priority Response

Small homes & offices wanting weekend cover

Advanced Response

Families, busy offices, restaurants & hotels

Enterprise Response

Hospitals, factories, estates with zero tolerance for downtime

Pricing and response-time targets are confirmed in your proposal and depend on site location and conditions.

Optional add-ons

Air-conditioning servicing

Scheduled HVAC and AC servicing added to any plan, priced with your proposal.

Specialist surveys

Thermographic survey, power quality survey, harmonic analysis, energy audit, earthing assessment, lightning protection, load study, power factor correction, and asset condition survey.

Included in every plan
  • Cable lugs (up to 6mm²)

Who it's for

A schedule built around your property

Commercial and industrial sites

Documented, scheduled compliance is often required, and downtime costs money.

Property managers overseeing multiple sites

One schedule and one point of contact across a portfolio, instead of reactive callouts handled site by site.

Homeowners wanting proactive maintenance

Catching a developing fault at a scheduled visit costs less, in money and disruption, than an emergency callout after it's failed.
